macOS Big Sur "You do not have permission" error

Hey all! Trying to install S4TI on my macOS running Big Sur. I've moved it to my applications folder and any time I try to open it I get an error that says "You do not have permission to open the application "Sims4TrayImporter"."

 

I've tried the terminal codes 

sudo chmod -R 777

chmod +x ~/Applications/Sims4TrayImporter.app/Contents/MacOS/Sims4TrayImporter

This is what I found from the developer of Eto.Forms:

chmod +x to restore the executable bit

xattr -c to clear the quarantine flag

chmod +x Sims4TrayImporter.app/Contents/MacOS/Sims4TrayImporter
xattr -c Sims4TrayImporter.app

Note: Don't forget to add the correct path to the app bundle. You can drag and drop the app bundle on the Terminal window to get the full path then complete it when needed.

Then you may need to Right-click>Open to open it the first time.

So I finally tried, this, still no success  I attached images of exactly what I typed in to the terminal, and the screenshot of the error message I still get (with the right click > open method and regular click method).

For the chmod command to work you need to point to the launcher, so append /Contents/MacOS/Sims4TrayImporter

You may also need sudo before the xattr command.

Is there anyway someone can attack some kind of video follow along? I feel like I’ve tried just about every step on some of these threads with no success, and I’m not quite sure I’m in the right place or typing something wrong
